Real estate · Presale launches · Home builders

Real estate marketing built around absorption, not impressions.

A decade in presale real estate, $2B+ in combined project value, and $25M+ in marketing spend directly managed. The work covers the full arc: positioning a project, building the sales environment, running the campaigns, and operating the lead system that turns registrations into firm deals.

Launch, from teaser to sold

A launch is a sequence, not a campaign. Positioning and naming first, then the sales environment – presentation centre, signage, renderings, collateral – then registration campaigns, Realtor outreach, and the follow-up engine underneath all of it.

Every stage gets a number attached: registrations, appointment rate, appointment-to-contract, and cost per firm deal. That's what the reporting tracks.

Real estate lead generation and follow-up

Most projects don't have a lead problem, they have a follow-up problem. Registrations arrive, then sit. The fix is call routing, automated email sequences, mass SMS for time-sensitive releases, and segmentation by how close someone actually is.

Built in the CRM you already own where possible, so the system survives a change in sales team.

Standing inventory and repositioning

When the market shifts, completed inventory needs a different story than the presale one. That means MLS-led strategy, reshot photography, rewritten copy, and pricing narrative that protects the original brand while moving units.

This work ran across multiple developer accounts through a market-wide correction – it is the least glamorous and most measurable part of the practice.

Home builder and Realtor marketing

For builders: a brand that earns developer-side and homeowner-side trust, a site that shows the work properly, and search visibility for the communities you build in.

For Realtors: personal brand, listing campaigns, and a follow-up system that keeps past clients in the pipeline instead of in a spreadsheet.

Designing a Buyer Experience Around Location Value

Townside Village by Warwickshire Homes – Willoughby, Langley BC (via Fifth Avenue Real Estate Marketing)

Designing a Buyer Experience Around Location Value

Townside Village had a real location advantage in one of BC's most competitive townhome submarkets. The work was making buyers understand that value early, clearly, and consistently – before the conversation defaulted to price comparisons with woodframe competitors a few blocks away. I helped shape a connected customer experience across the buyer journey, from online research to the presentation centre to live sales conversations: a touchscreen-led sales tool, mirrored website narrative, lifestyle content, plan comparison, and interactive product storytelling that made location feel like a tangible advantage. The result: a 6–10% pricing premium, #1 absorption, #2 price per square foot, and a repeatable CX model for future housing projects.

Frequently asked

The questions that come up first.

Do you work directly for developers or through an agency?
Directly. Much of the presale experience was earned inside a project-marketing agency; engagements now run one-to-one with the developer or builder.
Can you take over a launch already in market?
Yes, and that is common. It starts with a diagnostic on the funnel – where registrations come from, where they stall, and what the sales team is actually saying.
Do you handle the Realtor side?
Yes: outreach, co-op programs, and the collateral agents need. That channel is usually underworked relative to how much inventory it moves.
What about small builders with one project?
Same approach, smaller scope. A single-project builder usually needs brand, site, search, and a follow-up system – not a full launch program.
